So, bit of an update. Viewed the last possible house on Rightmove. Didn't like it, and sold today.

Got pretty downbeat, then my mate text. His neighbours currently rent but they are moving out end of May to a new build. The landlord, on a number of occasions, has offered the house to them. He is keen to sell.

Going round to look at this house this Saturday, with a view to making an offer to the landlord when the current tenants hand their notice in

It is the same as my mates, which I love, and is well under our top budget but everything we want, bar it is on road parking and front door on path.

Viewed the house today. Loved it. It is the one, and onky one we got that feeling.

Spoke to the tenants who are friends of friends. They will be getting a definite date from their home builder (buying new build) in a few weeks, then we can start talking to the landlord.

He has offered it a few times and they said quite lazy, so will be open to the easy life. Selling outside of agents should get him a few extra £k too.

Non, as it isn't on the open market. When he bought it, it was a cannabis farm, so repossessed. Been extensively refurbished though.

Tenant didn't want to give out his number which is understandable - not their job too. Didn't want to ring estate agent, as he'd get no saving my going through them.

So I did a Land Registry check to confirm his name, then Googled him and got his address. Wrote a letter with formal offer in and posted it this morning. He should get it tomorrow.

This is the property, but the pictures date back to the pre-Let 2 years ago, so it is tidier now.

OFFER ACCEPTED!

So the letter did the trick. Today I had a phone call from the landlord and agreed a sale.

Decision in Principle sought and conveyancer chosen. Full mortgage application tomorrow night and signing of documents.

Tenants vacate end of April. Could be in by then, all being well.



EDIT: He had forgotten that someone had wanted to buy it, hence why he put it up To Let good job we wrote the letter. Didn't need to be so forthcoming with our price mind he phoned, said "Lets get this moving, I've already instructed Satchells to take the sign down". Not even listed on their website.

Mortgage application submitted tonight. And conveyancers appointed too. Quote from them is £2416 inc stamp duty, exc bank transfer fees etc, so pleasantly surprised.

Mortgage 4.99% 2 year fix with Abbey/Santander.

Waiting on property valuation survey which is free with the mortgage!

Turn getting Home Buyer survey for £245.

Paid first bit of money out today. £250 payment on account for conveyancing.

What's the arrangement fee on that mortgage? Don't pay loads to fix for only 2 years. Might sound a lot but if you're doing in 500 quid that regularly to change products you're equivalent APR in terms of the total cost will be a few % higher.

£0!

No fees apart from usual telegraphic transfer. Tbh the market for Help to Buy Mortgage Guarantee is very small, with all rates very similar, this was the cheapest.

It is either that or fix for 5 years at 5.49%.

No pics as it isn't on the open market. I did link to the To Let listing but this has naturally been removed.

This is my mates, which is next door and identical. Except my man den is in better condition, I have a bigger garden, and it was extensively refurbished 2 years ago as it was a drugs factory and they'd not left much inside. They even took all the copper pipe work out

No mortgage offer through yet...don't even think Valuation Survey has been carried out.

How long did it take for people? Bank would have got everything last Friday from the IFA.

Be patient, therses only been 4 working days since you submitted your application. If you think its slow now, wait until you get further down the line with the solicitors, etc...

Solicitors seem to be on the ball so far - signed loads etc. I'm with a conveyancing firm rather than solicitors, so they seem to have a good process/protocol.

Took 2.5 weeks for me to get my offer letter.

Survey was carried out in a matter of days though.

have asked the IFA as to whether the survey has been instructed as I am sure he'd let us know if the offer was through. Said he'd know before anything received in writing.

It's just a slow process overall

I'm already thinking I should of just continued to rent, buying is just mega pain in the ass full of hassle and worry
