His will.

He didn't have any formal details, no pay slips, P60's etc etc. Got to search out the best deals based on the more minor details. Most deals have the same rates but differ in terms of arrangement fees, free surveys, redemption fees etc.

Looking to fix for 5 years as opposed to 2. makes it circa £40/month more expensive but we have the security our repayments won't go up. Kind of important I feel with very little equity.

Looking to fix at 5.49% for the 5 years. Other options are 4.99% for 2 years or 5.39% for 3 with Virgin.

I'd imaging you got a rate about 50% of those though powowow?!

the base rate will not go up by more than an absolute maximum of 1% over the next 3/4 years and certainly wouldnt reach more than 2% so why fix yourself at such a high rate?

Because I'm a worrier and although everything points towards only 1 - 2% rise, it could go higher. Naturally, if you're on a low rate like pow then it is worth fixing for as long as possible, as it will only go up, whereas ours could go down.

Long time for it go up too!

Depends if you want the fixed £XXX.XX for 5 years knowing what you will be paying out, or hope it will be cheaper after 2.

I intend on earning more in the next 2 years making the payments go down relatively, rather than earn the same and needing the payments to go down!

Whilst I see your point about fixing for 5 years so you have some security, fixing at that high a rate is probably not a good idea

5.49% fixed for 5 years is mental!

Mine was 6.05% for 3 years and when it finished, it went to 3.99% and saved me £230 a month! Thats a ridiculous saving.

I haven't yet sorted a new deal out, but i've been on that rate since June last year so happy to continue with it for the time being.

Theres not a chance in hell that there'll be any drastic rate rises in the new future. A lot of people have bought at the low rate and they risk being in massive negative equity if it rises.

Fixed deals play on your fears. Odds are you'll end up paying more.

Rate rises are on the cards - the market is still too inflationary - which will scare a lot of people in to fixing even higher.

With limited equity its the safer option in terms of knowing where you are - just evaluate the cost of that safety. Even if you lose the house you're still not homeless if you can move back to parents and neither are your non-existent kids.

Also, rates mean nothing without knowing the setup fees. All very well saying you got a great rate but if its a grand to set it up then it was just smoke and mirrors.

1.09% with no setup fee. But what do I know.

Thanks all. Will probably go for the 2 year deal. As the variable rate we'll go on is currently only 4.74% so hardly different.

Need to find somewhere first. Had a viewing last night on £160k property posted above. Been on the market since December. Was empty but got 3 month rental in it. Very tired interior, fences nackered etc but all liveable. They've rejected offer of £155k and we could only offer £150k max.

Offering £150k based on the fact we are chain free and the tenants are due to leave end March when their new house is finished although the tenancy is due to end in April, so we are in now rush etc.

Otherwise search continues.

Whats the rush? Ideally, I shouldn't have moved for at least another year and i'd have had a massive deposit and a bigger house. Hindsight is a wonderful thing.

No rush other than the market going mental. Property prices increasing and everything going for asking price!

Went to see typical 2 up 2 down mid-terrace with flat roof kitchen/bathroom ground floor extension. Didn't really like it. Needs work and over budget.

Looking at modern 2 bed tomorrow in preferred town that is under budget at asking price.

Slight snag. Viewing this and really like it:

But it is currently a 50% 50% share ownership property, with the leaseholder going through the "simulataneous staircasing" procedure when they sell. We will own 100% of the freehold. It just means our conveyancing solictor has to deal with the leaseholder and freeholder.

Apparently Natwest won't lend based on it previously being a 50% 50% property even though it will be on a 100% freehold basis. Fingers crossed the Abbey will allow. Otherwise might be forced down the Nationwide route.

Strange that the roof looks new whilst the lowet one is covered in moss. You'd have thought it'd be replaced?

Moss could be from leaky gutter or angle of the house.

Approximately 20 years old, if that, so wouldn't have thought it would have had a new roof already.

Think the kitchen is dark as they've put some strange lean-to on it. Street View doesn't show it!
