As long as it's listed on the details as loft then the room upstairs will be fine on the survey.

It's when agents try to get away with calling them bedrooms/study/playroom etc and the buyer expects that you get issues.

Listed as a loft room. The guy knows about Building Regs - and I knew the stairwell wouldn't comply through what I know through work. I'd say the staircase is 500mm - 750mm W. Plus it would have needed another "fire escape" on the other side of the roof.

Agent marketing it as "loft room". He has a single bed up there at the moment but it isn't made and has junk on it.

If our offer is accepted I might ask him to take the bed out before the survey

Nothing to worry about he could have the bed up there as "storage" - sounds fine to me. Saw a few dodgy loft rooms in my agency days lol.

Kitchen. Bathroom. Close proximity to A1 (noise).

As you can see from the driveway, there are 3 massive trees in it. These have to stay and be maintained as is. They have small growth but nothing major - they haven't got higher in 16 years so are sort of dead. Cannot be removed due to subsidence.

Anything to worry about?

Well, that is my interpretation of what the guy said but the property next door used to be a pub and has been converted into a large executive home. The trees are technically closer and they don't seem to have any concerns.

The guy did get a tree report when he moved in and it wasn't anything to worry about.

My financial advisor is looking into it for us as we speak, along with the building regs issue.

Be careful of advice on anything from a 'financial adviser'. The ones who do mortgages are normally little more than form fillers.

Speaking to solicitors and surveyors in behalf of clients and was going to ask.

I don't get why a financial advisor would look at anything to do with the house itself.

They're there to look at whether you can afford it, and where you can get the money from.

Trees staying is common.

The second you rip out massive trees which haven't damaged a house you are likely to.....damage the house.

Fine if (a) nothing is changing and (b) you have insurance which includes subsidence cover.

FA was just going to look into it i.e. ask the question for us. His name is David Inskip and is fully independent but itis his brothers agency, Inskip and Davie, marketing it.

In all theirs best interests to find out what we have concerns about. Means we make an offer and everyone wins.


2nd viewing on Sunday and meeting for mortgage in principal on Monday.

Is he your financial adviser because they talked you around to speaking to him or because you found him yourself?

Have you checked to see if you can get a better deal on your own? Have you spoken to any other FAs?

Because my sister uses him, dad uses him etc etc. He is whole of market. Plus if we are likely to go Help to Buy or 90% LTV then the market is pretty limited.

Unfortunately our limit is £150k.

This is why I wouldn't bother talking to an advisor about specific properties.

Find out what value you can borrow, look at houses until you find something with an offer accepted, get mortgage lined up.

I couldn't be bothered with all the meetings!

What about 95% LTV?

The mortgage meeting not necessarily about this property. Is for a mortgage in principal which only lasts 3 months so worth dojng if we have a property in mind. If it lapses and we get another i.e. another credit score it can look bad.

Still tempted to go anyway to see what we can borrow and then will give us a better steer on what to view.

There area few locally that have been on the market a while.

Can't remember if it's 90 or 95 they start at mate. You NEED to find out what you can borrow. Go have the sit down with them.

Yeah, I checked this morning. Admittedly the rates aren't great compared to Help to Buy through Natwest or the Abbey. Especially as I'm tempted to fix for longer than 2 years to protect against interest rate rises.


Looking to arrange a viewing on this. If the market is going the way it is and we have to put in full asking price, there is no point looking at the £160k bracket.
