The seller didn't complete the Contents & Fixtures Form properly so the kitchen fixtures need clarifying (ticked Fitted but not whether they are Included) and also there is a £380 charge on the property which needs sorting.

Good luck. Had my mortgage in principle last week subject to property valuation which was supposed to be yesterday. Lets hope the purchase price matches their valuation.

I was worried about that but it all come back fine with no Conditions.

Remember, they only need to value the house to the equivalent of the value of the loan, not what you buy it for. That's my understanding anyway.

i.e. £100k purchase price, £10k deposit, £90k loan. They would need to recover in the event of repossession £90k, so the property needs to be valued at that.

Yeah, the property would be valued at the purchase price, but they only need to recover loan amount, surely?!

Meh, mine was alright afterall. Rate house prices have risen most would be ok.

Mortgage Offer in the post today no special conditions. Valuation Report good. Noted localised damp and leaning chimney stack but dad a builder so all good.

Just need the Mortgage Deed to turn up and get returned so we can complete on Friday 30th. Bloody bank holiday has put a spanner in the works!

Haven't Exchanged yet but was waiting on confirmation of 2 points which we got at like 16:30 and I'm not paying the solicitors over time.

The solicitors did get our original Completion Statement wrong though. £3k more than it should have been. Was bit of a shock

And the beauty of 95% deposit is I could do a faster payment, which arrived same day and I didn't have to pay for it

Cannabis factory, actually.

It was purchased 2 years ago, fully refurbished and has been tenanted for 2 years.

Mortgage has gone through fine as has any Building and Contents Insurance etc, obviously no "markers" on the property.
