Just stairs to stain/varnish, fireplace tiles to fit and fit a fire then its finished.

Made a cupboard for the gas meter and for a bit of storage. Painted in super matt then a finishing coat in Satin. Opened the window as the fumes were killing my throat and loads of bits landed on it and I had to sand and re paint.

Cupboard for gas meter and bit of storage. Doors aren't fitted yet as bonding the hinges on instead of screwing due to the doors only being 6mm.



Fireplace - Still needs a wooden surround.

Wouldn't go that far! House was disgusting when I got it and having just put a £20k deposit down and my dad help me out with certain things its getting done when money allows without leaving me skint.

When finished I'll see what its all roughly cost.

Started the clean up. Several trips to the tip. Kitchen and bathroom cleaned and stained the laminate floor in the living/dining room as I wasn't keen on the colour. Had a few damp issues and staining on chimney breast too so had to go over some bits. Oh and the plaster cracked in the dining room where we did a repair prior to plastering so that needed attention too Suppose it will never be perfect given its age.

Back bedroom needs carpeting. Waiting for my mum and dad to replace one of theirs then its off in my house.

Other than that, I can't think of anything else that needs doing, other than the prepay meters.

Roof tiles repaired, bricks around chimney sealed
Loft has been painted several times over to cover the yellow. Velux windows repaired. Floor and stairs stained
Back bedroom 3 layers of wallpaper stripped, painted, new floor, new skirting, stripped and stained loft door, new door and door architrave. New switch and sockets, fireplace front fitted.
Front bedroom 3 layers of wallpaper stripped, painted, floor boards stripped, repaired and stained, new door and architrave, new skirting, suckets and switch. Fireplace opened up and rebuilt.
Stairs all woodwork stripped and stained, new treads, risers and noses. New handrail and side panel.
Bathroom, gutted, tiled walls and floor, new bath and side panelling, ceiling plasteboarded and plastered
Lobby old tiles ripped up, walls painted, new light and socket, new back door, floor tiled, new pantry door
Kitchen gutted, tiled walls and floor, new carcases, worktop and cupboards, new plumbing, new sink, new light, sockets, switches, new door
Living room 3 layers of wallpaper removed, new front window and put stone cill back in, new window ledge, unblocked the fan light and re built opening and fitted new door with fanlight window. Walls replastered, new skirting, Coving and dado, Fireplace rebuilt, built new fire surround and hearth, Boxed in both meters, walls painted, stained floor
Dining room 3 layers of wallpaper removed, new window and ledge, replastered, painted, new skirting, coving and dado, sockets, floor stained

Think thats everything.

19k a year? £700x12 = £8400? Unless you're talking resale? On a house purchase that *little* I would be very inclined to keep and rent it.

Looks like a lovely little starter home for a young couple. Hopefully not a chav couple though!
