I like "boring" modern houses. I'm not bothered about period features etc. But thats just me. I understand where you are coming from.

The first house is identikit - it's for people who go to Ikea because they think the stuff there is nice and not out of necessity.

it's clean, modern and minimalistic.

you can go in there and not worry about the ceiling falling down.

i like both properties aswell.

Ben G - I think I'd be more worried about ceiling/walls craking in new builds!

You pretty much know what your getting with a 100year old house

Solid 2-3ft granite walls and lots of character

We had this on our new build, skirting boards coming away from the walls ect, plaster cracking ect bloody nightmare! I love the look/style of new builds but with all the problems you face these days 100% better with an old style property.

don't get me wrong, i love older properties as they have so much character, but theres a lot more of a possibility of things going wrong in an older house.

i do much prefer a solid wall to a plasterboard one.

New houses are just as bad these days for faults, they throw them up that quick that things get forgotten and corners get cut, resulting in problems 2 years down the line.

Which is why most come with 10 years warranty. I can see the pro and cons of both old and new tbh. Lack of parking on new build estates would wind me up though

Always remember a friend warning me not to by a new build after having worked for Baratts designing the kitchens and saying he was constantly having to re-jig the designs because the houses were just getting slapped up and nothing would fit as the walls would regularly vary by 1-3" from the original plans.

But yeah agree with old houses be better, as said, they have a lot more character than some prefabbed new builds. Although they can have there own fair share of problems.

ed - Some of their kitchens are alright but agree with everything else being a necessity.

AK - What's the plan with the new property? Do something similar to your current place?

One advantage of new houses is energy efficiency. Regs require lots of insulation and things like k-glass, air tests and efficient heating systems. It's surprising just how little it takes to keep a modern house warm compared to older ones.

We havent bought anything yet Dom but something similar. Get somthing that needs tidied up a bit, extend/alter it a bit etc.

The one we want came down 5k towards our offer on Fri... still too much though

speaking to a few friends who both tried to few it by the sounds of it

There is a dispute between seller/solicitors and insurance companies about the age of some subsidence/cracking.

Still begs the question why its on the market with that hanging over its head.

Wouldnt be able to get a mortgage on it till that issue is resolved. The house next door has been underpinned.

Still wouldnt put me off the house BUT it did seem too good to be true
