update:

Living room 1 first coated.....
Living room fireplace stripped, tile work stripped and cement work 'fixed'
Bedroom 2 painted...
Floor sander hired for this weekend.
Still toying with ideas for finishing the fireplace insert. We bought a 10tile insert but its not quite what we wanted, so thinking of doing the hearth and back in the granite tile shown in the pic.

I havent read it all but i take it your going to keep a oldish but still stylish theme about the place..........doesnt look like a cheep place to sort out, but nice!

some rooms keeping traditional, some modern with original features.

We're budgeting around 17-20k to get it done...

windows, heating, 2 bathrooms, kitchen and all rooms decorated.

The bath is prob about 1 hundred years old. Just needs re-enamled.

Jacko - we're just sanding 3 rooms this weekend then sealing them for now. Will finish them once the hearth and all woodwork etc is done.

What a difference already, I love all the original features. Well worth the time and money you're spending.

New houses just don't compare to what you've got imo, looking forward to following the progress

living room, hall and bedroom 2 all sanded and cleaned up. Will get some sand sealer tomorrow morning just to avoid getting them marked/damaged till we stain/varnish them.

Need to go get the granite for the surround in the living room too.
