Good morning.

My 6 months is coming up to an end renting, and they are saying I have to pay a fee to extend it another 6 months? Should I need to be paying to do this or should they just carry on the monthly payments as usual?

I find it odd that there is a charge to continue the lease? Is this normal?

Tell them you want a Statutory Periodic Tenancy - you are not legally obliged to renew every 6 months, 12 months or whatever; contrary to what they'd have you believe so they can charge you £75+VAT every 6 months for a copy and paste document.

After the initial term of your Assured Shorthold Tenancy (which is what you currently have), it just becomes a rolling monthly agreement.

So if they say they need to charge I tell them to get stuffed? And if they argue is it best to say you'll leave so they waiver the "fee"?

It depends on the wording of your current agreement and any terms and conditions you may have agreed to, but as a general rule, tell them you don't want a new tenancy agreement and you just want to let it roll over into a Statutory Periodic.

I wouldn't threaten to leave; they know it's cheaper and less hassle to just pay the fee than actually move house - that's how they get away with it. You'd be cutting off your nose to spite your face.

Just know your rights - you do not need a new tenancy agreement. You can continue to live there, continue to pay your standing order, without an absurdly expensive piece of paper with some new dates on it.

letting agents try it on and want you to pay for everything.

call there bluff and say you'll leave then. they also will have to find a new tenant, whilst its empty pay council tax etc


One of my tenant asks for a new contract but I don't charge her for it. She's now been a tenant of mine for about 5yrs now.. been very good

Also try contacting the Land-lord directly if possible, they are normally more than happy to let you work directly with them as it saves them buckets of cash (assuming they feel comfortable with your situation)..
