I've been renting a bit of a dump for 2 years, thought it was about time me and the Mrs bought a place.

Only decided to do it last weekend; had a mortgage offer on Tuesday, viewed 2 houses on Thursday and had an offer accepted on THIS on Friday.

Need to instruct solicitor to get going tomorrow. Don't really know what I'm doing.

It might sound like a stupidly obvious thing to say, and i hate to sound like your parents, but....are you sure that you've looked at enough houses in the areas + price ranges which you like/can afford?

The only reason why i say that is because i know someone who rushed into buying something really quickly (i aren't saying that this is what you're doing by the way), and he regretted it quite quickly, given that it turned out there were MANY houses which he hasn't bothered to look at

We looked at 3 houses in 1 day, knew as soon as we walked into the 3rd one it was the right one. Didn't regret it at all.

Looks nice that.

Bear in mind it can take between 8-12 weeks for the whole process to complete.
When exchanging, that will tie down your completion date (getting the keys), usually there is 1 week between exchange and completion but this is down to you.

Shop around with sols / law firms. The latter have more hidden costs and won't always provide you with a set fee overall, watch things don't spiral out of control.
Avoid online conveyancing firms. Avoid Total Conveyancing Services and Countrywide Property Lawyers outright.

Rbs are doing mortgages whereby they pay the stamp duty (1% over 125k). Could be worth a look if the terms suit you.

Thanks for the advice guys.

Aaron - I know what you mean but for a number of reasons this one ticked every box. It's more than we expected to get for our budget, even though we are northern. I've also been keeping an eye on rightmove and zoopla for a while.

The house backs onto a primary school playing field, so not overlooked and feels a bit more secure. It's a 5 minute walk from the girlfriends work (she can't drive), and in a nice area.

I've had a few quotes from solicitors already so I know who I'm going to go with, just need to phone matey tomorrow and tell him to do the business. We have been told by the estate agent end of October for completion, so that sounds about right Haimsey, I'll take a look at RBS too, thanks.

My dad used to live on Verdun Court, and a guy I played hockey with lived a few doors down from you by the look of it.

Aye she's a student nurse at Leighton, graduates in March.

I've played a fair bit of hockey myself; Vagrants, Cheshire, North-West. What was his name?

Edit: What hockey are we talking about? I played roller hockey with the Missiles for a few years too.

Steve Bourne, played or plays for the Vagrants. I played there when I lived in Crewe, about 15-10 years ago now though!

My dad is Martin Walford, he's been at the vagrants for years!

I bought the first apartment that I looked at. I viewed about 5 places in one day and the place I bought was miles ahead of the others and only about £5k so it seemed a no-brainer.

I might have paid slightly over the odds but I don't regret it at all.

Get the keys on Friday. We've had some problems with the land registry plan not quite matching up with the borders on the front, the fact that our drive is off another private drive belonging to us and next door has confused things.
