Could all this be done for £100k (obviously approx) using a builder (i.e. nothing done by myself)?


Removal of rear garage
Removal of conservatory
Removal of front wall and steps

Installation of new brick garage
Installation of new brick conservatory/extension inc. new kitchen
Installation of new front driveway and steps
Installation of double glazing front and rear
Installation of loft conversion

yes

the typical house only costs around 50k to build from scratch + land

I was under the impression though that a decent sized rear extension with kitchen ect cost in the region of £40k in total, so with that in mind, thought all of the above would add up?

Dont tell the builder you have a 100k budget...He'll just rub his hands together

You could do the demo yourself to save money, the rest will depend on the quality of finish you want i.e. you could easy spend 20k on a kitchen...

yeah taking down a garage and conservatory would be easy....a builder would prob add on at least a grand onto the job for doing that.....

get a sledge hammer, a wheel barrow and a couple of skips.

Cost about £150 in total!!

all depends on size
loft conversion approx £700 per square meter
new build approx £1000 per square meter

windows depends how many
same with drive steps etc, all depends on size.

£100k might see it done but as said depends very much on the size of extension amount of work required to convert loft if it is suitable, joist sizes and spans for example
