I am having one massive push on the house front before xmas to get as much as i can done, mainly focusing on the bedrooms as i feel like im wasting the second bedroom as i only ever go in there to turn the boiler on/off

Am after suggestions on what to do with it, its 12ft x 9ft, with a chimney breast on the left hand wall.

We havent really had people up to stay, but i think thats mainly because they could only sleep on the sofa I am torn between sofa bed, and bed or games room, but i dont think thats big enough for a pool table

Plus could anyone tell me how to box off a boiler The boiler is in the top left hand corner, i need to cover it, but still have good access to it to turn it on/off, in case it breaks etc so need help here

Will get some pics, atm its full of junk

def wont be big enough for a pool table. We has a landing a little larger than that with a pool table on but still had problems with some shots where the cue ball was near the cushion.

Use it as a computer/TV/console game room with a sofa bed in. That way you can still use it as a bedroom if needed but make more use of it day to day.

Yeah im using bedroom 3 as a study, its big enough for a desk, drawer unit and bookcase

Think ill get a sofa bed, stick my tv up in there on a bracket and put the playstation in there

Any ideas on what to do with the boiler?

simple framing out of 2x2 wood, then case that in plywood with hinged door on it and paint it all.

That will be easily removable if you need to get any work done on it, and you still have easy access if you want to turn it on/off.

I dunno, its not a hard job TBH. You could easily cut and join the framework together. And if you get the plywood cut to size when you buy it then thats the hardest job sorted!

Sounds like a plan, so do i make a frame from the 2 x 2, then just tack the ply over the top with nails?

few hinges on the left hand side and a handle, and those magnety things to keep it shut?

Cosmo, how would i tack the bottom bits down without hitting a pipe, would i be ok to use shorter nails?

make it a tv/cinema room sort of thing.

big flat screen slim tv bolted 2 one way, one or 2 lazy boy chairs and fully cinema surround sound system built in with all the wires channeled and hidden in the walls

Get a mate as a lodger? See an extra 300 a month that way.... Customer of mine recently moved her boiler, she put it in her loft, can get to it if need be, but its now out of the way.

Cant move it to the loft if its an older gravity fed system!! Bit weird having it in a bedroom though indeed

My boiler is in the kitchen. Boxed off the pipes but the boiler is open to air. It's cost me 2 grand last year to have it all replaced so i like to look at it Don't really see it anyway as my place is tiny abd so packed

You cant have it in the loft then because you wont get the right head of water required.

Maybe not weird then Alleeeson just unusual, ive not seen many (& I used to look at heating scematics every day!) usually in the kitchen or utility

Yeah, i like the idea of having it as a guest bedroom, but then i think... well no one comes up... then i thnk.... they dont come up because they have no where to sleep... then i think... but a bedroom means my mother will want to stay.... then i think, games room... then i think, no bedroom over and over

as long as theres a free air circulation around it should be fine, if your going to box it in either leave the top open or get some of those little vent things you drill some large holes into the door then screw them on.
