Think I've found myself somewhere to buy and wondering what I can expect to pay for the solicitor fee's?

I'm sure it can vary a lot but a rough idea would be good

I went with Nationwide, as they gave me a better out of the people I wanted to deal with and they have paid all of my solictor costs

I'd set aside a £1,000. It won't cost that much but the conveyancing fee normally includes the land registry, searches and survey fees. Some of the searches are ridiculous too. I had an argon gas and coal mining survey when I first bought the house - when I had to buy the house off myself, I had to have the same surveys done again. If they didn't find coal mining 3 years previously, they certainly wouldn't 3 years later!

A grand is a safe bet. Slightly more if its leasehold (ie. A flat)

Think I paid about £1200 (leasehold), but I'm pretty sure I paid over the odds. I was going to say budget £1k before I opened the thread and it seems like that's a popular view.

Think mine cost 1200 quid. Unsure whether that included the survery.

I paid £1,500 for mine but required the speed of a local, expensive firm

My brother did, said it was annoying having to keep chasing them up via email, but it's no different to having to chase up normal high street solicitors via phone calls.

I did mine via email and it was fine. They had a portal which showed exactly what stage the process was at - that needed to be done, what had been done etc.

I found it easier as sending off an email during work hours is fine and can reply but don't want to have to sit on a phone all the time in an open plan office.

I asked this exact question last month and consensus was having someone you can physically go and shout at was preferable.

Of course now we're half way through the process and needing to shout because the solicitor is either being slow, or at least not talking to us enough, I'm wondering if a cheaper online one would have been as good.....

Mine was ment to be around £800 but ended up around £1700.

Bad problems with the sellers not getting right paper work for wen they removed some internal walls. Think the coat was mainly due to there solicitor being a dick and ignoring a lot of our questions.

Don't forget stamp duty fee aswell if your in that bracket.

We have £3000 set aside including stamp duty for property up to £150k. Then another lump on top for HomeBuyer survey.
