The market is a pain in the arse at the moment

Some people will not let you view houses unless you have a firm offer on your place or first time buyer

Although I appreciate why some owners do it, its proves difficult to get a feel of what options you may have

Also - not sure who says the market is down or dead. Eevery house I have seen is either under offer or sold within a couple weeks

Stressful times ahead I feel

Anyone experienced this recently

We had an offer (of the full asking price)accepted on an appartment the other week only to have it rejected 2 hours later by someone who went in with an offer above the asking price - the appartment was on the market for 1 day.

Around my way, the market seems buoyant for smaller terraced houses and appartments but less so for bigger houses 3 bedrooms+

That said the rental market is really buoyant around my way; My missus has a waiting list of 8 people for her 2 x 1 bedroom flats on top of the tenants She already has

i got the keys to mine 2 week ago best move i ever made but my god it was 10 weeks of edgy times i got a mortgage adviser so he took a hell of alot fo the work out of it

the mortgage etc is fine - all thats sorted. I have some viewings on my place this week btu wanted to view a few houses to kinda get a feel of which iliked and what was on offer

Seems i will have to wait lol

Just tell them you either have a firm offer or are a first time buyer

Problem is John, a lot want to see the evidence. We were essentially cash buyers for the appartment we offered on but We had to show bank accounts details to the vendor to arrange a viewing showing the cash in place or alternatively a mortgage offer/loan offer

exactly they wont just go off what you say

Even estates wont agree to arrange viewings unless you have your house on the market and see it on right move etc

What a load of shit!
That is crap. I recently went to view a flat. If they had said I had to prove my earning to even look at it I would tell them to shove it.

its not just proving earnings - We had to prove the money was in place; as in a physical statement showing the cash in an account/several accounts

you can obtain a certificate off your lender to prove how much you can borrow

This can then be shown to the estate agents should it be requested

Yeah I remember when we made the offer on the house we are currently buying they wanted to see evidence of deposit/mortgage approval etc. first.

Just make sure you don't use Countrywide Property Lawyers (or as in our case, you don't buy a house off a vendor that is using them) - they are fucking shit.

I didn't have to have anything place to view but having an AIP in place was really useful when bartering on price and making offers

The fact that you need an offer on your house to view another one is frankly ludicrous. Estate agents are all about as little work as possible for as money as possible.

The estate agents want people to view as it surely aids their target of selling

nah I disagree - why would an estate not want you to visit a property on their books - end of the day their payday is when its sold and most estate agents pay commission to workers who get so many viewings etc

Its more likely the vendor has been messed about in the past with people viewing who have not even got there house on the market so it wastes everyone's time

I disagree, the agents won't benefit from showing people around who can't buy now. I simply can't see how it would be the norm for everyone to have been 'messed about' to the point that they don't want people to view their house (that they want to sell) anymore
