Ring around, and get an independant mortgage advisor to come and see you. 
 
Dont go for a free mortgage advisor, they get paid by the mortgage companies for keeping their infomation/contat details, obviously they're going to recomend one of them. 
 
Pay around £200-£250 and one will come out, discuss all your outgoings / income and recomend a suitable mortgage. 
He will even arrange it down to the last detail, money well spent. 
Im about to start that process now, looking to buy something very shotrly.

You don't even have to pay independant finanical advisers as they make money out of pension's etc etc. 
 
Get some advice from one, mortgages aren't as scarey as you think.  I had one at 19 and it's the best thing I ever did.

Im not paying £250 to speak 2 an advisor, they get enough commission from life assurance and pension sales, and i know this as i was traning to be one

Got to your bank i did cost me nothing. I also went to the halifax and they chatted to me for free. It is 3 times your anual wage a mortgage.

I went to the abbey and said I need a mortgage they then told me the max I can borrow. 
 
I found this site useful: Mortgage Advise 
 
On most lenders sites they normally have calculators to tell you the max you can borrow depending on your income. 
For example try Abbey 
 
If you need higher amounts I would suggest contacting an independant advisor as they normally can get higher amounts.
