go see atleast 3 advisors.  I would be inclinded to get a fixed rate at this moment in time but make sure the tie in period is the same or less than the rate is fixed for.  we are about to swap mortgages Matt

basically, i'm looking at a property to do up, it's local to me, but currently uninhabitable.. do property's not have to be habitable to get a mortgage on it?

you can get a special mortgage to cover fixer uppers Matt.  go see a few advisors

You should be able to get a mortgage on it provided you have a decent regular income, ood credit history and not massive amounts of outstanding debt. 
 
Are you looking to live in it or to let it out once complete? If its the latter you will have difficulty getting a buy to let mortgage unless you have your own house as security.

go see the mortgage advice beuro, go through the estate agent that the house is advertised with, etc etc.
