Good luck, offers over are going mad. A flat on bank street was offers over £46k and sold for just over £96k the other week.
I tried buying a tiny little shop premises off Holburn Street the other week. It was offers over £25k, I offered £32.5k - it went to a closing date and sold for £75k.

Also, my girlfriends uncle bought a flat on Devonshire Road (which is off Forest Avenue) towards the end of last year, for about £450,000. Its got 3 bedrooms btw.

I love my uncles house, has a out building at bottom of garden with garage and huge room on top...

really is a nice place to live, only thing was the parking out the front was a nightmare....have to buy permits etc..

that flat really does look love that style..

Furniture already in really suits it

I saw a house hunting programme in aberdeen not long ago (sure it was, may have been edinburgh though), houses looked similar to that, can't remember the name of the area though but it was second best area of the city apparantly.

We haven't even seen it yet.....but we're thinking about offering.
It's just so hard knowing how things are going to go in Aberdeen....

Do you not have any estate agent friends in aberdeen?! If you're worried about the way it's going would be best to speak to someone a bit clued up first.

Looks like a stunning place though, gotta get in quick for these things

I spoke to a friend's mum, who has said that the price we're thinking of would be a good offer. But things in Aberdeen are going crazy at the moment, some are going for huge amounts over the asking price whereas others are just going for valuation.

It's a toughie....with the Stamp Duty going up to 3% over £250k purchases, you'll either get a whole load of offers just under that or someone who just thinks, fuck it, it's nice and worth paying way over....

Difficult to guess how bidding is going to go

Depends what you can afford then really, is there a shortage of flats like that one? If it's up an coming for youngish professionals then expensive flats might be where it's at now so may be worth offering a bit more?

I don't truely understand the scottish market though, can you only put one sealed offer in?

most places go to a closing date...
for instance there are already 6 notes of interest in this place...
so the sellers set a date and time for all offers...as a buyer you basically are offering blind and just put in your best offer
