As above. With two friends.
One of them has run this pub before and was taking good money. But the current manager is useless and the place is nearly bankrupt.
The lease is owned my a friend of all three of us and will sonn be worth next to nothing, but the guys who own the building will be selling soon.
And were all thinking of getting a brewery loan for the building and some extra for rennovation.
This place has massive potential and would be a good earner on the side.
Anyway, back to the point. Anyone on here own/co own a pub etc, and have any information on anything to do with owning a pub??

Put it this way, you could buy 5 very nice houses for the mount its worth, lol.

It's not as easy as people imagine - I spent 10 years helping to build one up from nothing; literally a shell of a building - then I spent the last four years running the place 15-20 weeks of the year, as the owner was a fish merchant so disappeared when i got back from uni.
Its very long hours and a very big commitment; also customers are very fickle - they can be loyal one second and gone the next.
Also do you plan to have a menu or just be a drinking establishment?
I'm planning on buying a restaurant/small hotel with the missus in the coming 5-10 years; and its soemthing that you have to love or you would soon get pissed off with the lifestyle.
Early mornings for deliveries and ever increasing late nights make the lifestyle hard but if you have a passion you'll succeed - if not it'll go tits up
oh rough price guide for the business would be 2.5 times the revenue per annum of the business plus an amount for the building itself.
I'm suprised you say that the building's expensive though; pubs/restaurants tend to be worth little comparatively to the land they sit on

the building is fairly big, at the moment is consists of, the pub, nightclub, function room, a load of store rooms, office, and a flat.
The plan would be to gut it, and knock thru into the nightclub to turn it into one room, with a seating area for food.
One of the guys who i would be doing it with used to runa it a yr or so back and it used to take in the region of 20k a week. But has gone downhill with the new manager and is full of scruffs and wankers on an evening. They would be gotton rid of and ould be turned into a more family orientated pub, real food etc.
I know it would me a lot of hard work, and im prepared to do it becuase it would be worth it in the long run

has it got kitchens already/ suitable kitchens should I say; as you'll be looking at somewhere in the region of £50k-£75k + to fit out a kitchen properly

It has no kitchen facilities, no. It needs looking into in depth still, but may not happen, it all depends on wether the guys that own the building are willing to sell up, as it's thier reterment fund.

My dad used to own a club , and its hard work. He used to spend all his time there, and fell out with some good friends that he employeed and its definatley a learning curve!!
Fair play if you wanna do it though , these things can only end up 2 ways!

if you have the money and the knowledge to do it, go for it if its a viable business.
can see it costing a massive amount of money though, most refurbs in a kitchen would cost well into the £75K mark

Only thing is if it's that big and it's not got the best of reputations it would be alot of work getting more customers in than even there used to be before the new manager and 'scruffs' started taking it over.
Sounds like a nice idea but i'd be inclined to do it on a smaller scale first.

Yep defo agree! the pub I work in (at my part time job) used to be a Punch pub, was so glad when it got taken over by another company...

In all honesty Gary I think maybe you should actually experience what it is like to work in a pub. It's all good and well thinking what a good idea it will be and the like. But unless you have actually worked in one maybe it's not for you cos certain people aren't cut out to run/work in a pub. Unless you're all going to get someone in to run it for you? Ifnot, have you thought about getting your NLC (national licensee certificate) and that side of things? It's hard work running a pub so good luck to you if it all goes through for ya
