im a student in a rented house, i get an email from my landlord asking if i want to stay in the house and sign a new contract. fair play.
I say yes i do want to sign a new contract but would first like to know if he can do anything about the mould that grows in the corner of my room

or even if there is anything i can do to stop it etc.

He emails back saying im being completely unreasonable putting this constraint into play before i sign a contract and that he wouldnt offer a contract under those circumstances and that he withdraws his original offer of a new contract.

Even though i didnt make it a condition

he then goes on to say all the things hes done for me in the house eg, getting a 3/4 bed instead of a single one as i asked for it. When originally he told me it was going to have a 3/4 in it. etc

Is it just me that thinks he is a bit out of order??

advice please!!

Oh, shit.

Just email back saying you weren't making it a condition - just thought it was a good time to bring it to his attention as you are an asthma sufferer.

Eeeek .... he's being totally unreasonable IMO but the balls in his court, e-mail him back ASAP and suck up his ass till you get the new contract signed, or you might end up with no roof over your head.

Either that or start looking for new accomodation now

yeah just say it wasnt a condition but wanted to make sure he knew about it. Then sign asap and get him to pay out to fix the problem as certain types of mould can be extremely dangerous.

Thats damp, caused by dodgy brickwork and/or leaks somewhere...

its not healthy and you CAN report him to the council or something im not sure what its called, but its a health & safety issue

gf has this in her flat, went to the landlord they were being pissy, so went the students union for advice & said that the landlord is obligated to sort this out with it being a health thing

can cause loads of shoot & stuff

well ive just emailed the solicitors i used to work at to see what they say...

ive sent the suck up email explaining it wasnt a condition etc...

and also asked at the solicitors as im sure its dodgey that only the landlords son and his partner are registered as living here? i have heard that part of renting out a house involves registering with the council about who is living there?

Yip all tenants details need to be registered but I'm not sure who with. Something to do with health and safety and fire regulations. If he becomes akward about the new contract, tell him your going to report him to the authorities, that might do the trick On saying all that, hopefully you will get it sorted without resorting to that, cos it's not a good idea fall out with your landlord

as of next month, april the 4th i think, he will need to have the house regisered with the council as a HMO (house in mutliple occupation).

He would need to get damp probs sorted and if he's not registered the local council can fine him up to £20k. Just would take a phone call.

Talk to uni campus see if they can help you out also. Or just find sumwhere else they'll b plenty of other landlords

Under most leases you are responsible for keeping the property in the state that you get it in, or if there's any damage, responsible for repairing it to the state that it was in

make sure you have photos of the damage before you sign the lease, and attach them to the lease (preferably with the dates on them) as proof that it was like that before

Otherwise you could be responsible for repairing this under the Lease. If you have evidence that the damage was there before the lease started, you wont have to pay for it

Thats if you're happy still renting the place with the room like that. If the LL doesnt want to repair it and you're not happy, find somewhere else

Yeah weve got that problem in our bathroom, it grows on the top of hte window and keeps coming back thicker its disgusting its time for me to do some reporting too if it can be bad for you !!!

This is perhaps why you should discuss things like this face to face and not via email. He probably thinks you're using the renewal to force his hand, you think he's deliberately side-stepping the repair.

Would i be right in assuming that on the other side of those walls is external and ground floor?

Have a quick look outside in the respective area, see if there are any leaking pipes/guttering or damaged brickwork/pointing. take pictures if you can, and keep as records.

post them on here too if you can, may be able to advise further.

Claim he said he'd only let you stay there next year if you sucked him off, and when you refused he told you that your contract was canceled.

Threaten him that your gonna go to the media about this, and then ask for a rent reduction.

Trouble is the house is in leeds and he lives in blackburn so hes not exactly local to meet to talk about it all!

It's damp. Doesn't look that bad to be fair as if it was the plaster would be coming off. Either the wall is damp or you have a leak somewhere. I'd wipe it clean and try and dry it out with a heater.

I've had it two or three times coming from the bathroom. One was a leak on a pipe and the others because the rubber seal had broken around the bath. Sometimes you can't tell as it's a clean slit in the silicone. I just dried the wall out with a heater and got some sealing paint and then put the wallpaper over the top. Mine is a thin concrete wall.

When we moved into these houses about 15 years ago they were new and had been built in the rain so we had black marks appearing in the plaster above windows etc. In my room there was a massive crack that appeared but my Dad re-plastered the wall.

Problems will always arise with houses such as i need to replace the back door on my flat as the weather has got to it. When they built the houses they put wooden doors in and PVC windows. That should be done in the next week or so.

Sign the contract and then have a word with him. If he doesn’t cooperate and it’s a major issue then see a solicitor. Students get free solicitor advice!

your room is humid imo...definitely needs fresh air...

BTW as stated, mail your landlord explaining that it wasn't a condition

or a leak

read through the tenancy agreementy
under section: landlord agres to...

it might also be that he states that you are not taking good care of the house or you omitted to tell him before things get worse on the wall

soem agreement states that tenant is responsible in ensuring that property is adequately ventilated at all times to prevent condensation and damage caused by mould
