As you know put house up for sale 2 days ago....Just by ourselves at moment,sign in garden..
Got a couple coming tomorrow at 5pm, 1st viewing
I have to show them around, any tips? Will have to point out all the good bits and about area and that....Estate agent hat will have to go on 
Going to be weird i think....

when you show them into the rooms, let them go in first, something to do with the room being bigger as your behind them or something, good luck

Have got scented candles to burn in some rooms and there is flowers too...
Might cover up the smell of me weeing in the cupboards  jk

Im the manager of an estate agency Mav - just describe the best features of each room and try and get them to imagine living in there.
Say things like - "the large windows let in lots of light so the house always feels really fresh" and other gay stuff like that.
At the end of the day - they will decide whether they like the house within 2 minutes of walking in. They always get the feeling of 'home' if they like it

Clean it, fill the fruit bowl, air the rooms for a few hours before and leave all the doors open. Good luck.

Was all cleaned today and getting another going over tomorrow...

Pity it is a 5pm and will be dark, prefer the daylight for showing the house off for some reason, false light is not as good

get rid of any clutter, any thing on the units, put it away.
Make the rooms look as big as possible, have pot pourri (sp) in a few rooms, air the house and if you have any animals keep them outside. Viewers are put off by the smell of animals.
I personally think its better for you to walk them through the house, then say to them 'feel free to have a wonder round' and u go sit in garden/longe and let them potter around abit.
Tell them good points about house, close to schools/shops/bus route/easy access to town centre/quiet area etc....

House doesn't have any clutter lying about, always been minalimist
Had scented candles etc on, i walked her round...
Anyway she is impressed, asked what i wanted for it, i said 76k and she said well that doesn't make me run away.......said she has the cash 
She is buying a house for her sister...
Going to phone later tonight once she has spoke to her husband.

put a sign in the garden and word of mouth...Just use a lawyer to do the paperwork....advertise in the paper..
lawyer will cost about £600 as opposed to giving a estate agent £2k..
