Things have progressed somewhat. and

Have identified what we think is a suitable solicitor, their fees amount to around £800 add that to stamp duty and we're looking at around £2500

Now it's just a waiting game. Hopefully it'll all go through and we can move in around beginning of December time. Only have to buy a sofa (i'm thinking black leather) and a bed. Everything is is pretty much being left for us

Have already organised 3 house warming parties as well...

SRi-Co I think they're a little on the expensive side as well. We have contacted a few others and they're all pretty much the same price.

my 5% deposit was £7,850

I decided to get a 100% mortgage

houses are a lot cheaper up here for that sort of money dave you would have a cracking house here.

Hasn't the limit for Stamp Duty been raised? Thought it went up to £200k

No David - it was lowered in the last budget to make it easier for people to get onto property ladder.

Tax you pay on buying a house - also known as gay duty.

Its 1% of the properties value until you get to expensive houses when it rises - cant remember the thresholds though.

Think it goes up to 4% on houses worth 500k plus

not really tnm most 1st time buyers wouldnt be able to afford a house over 120k,like i said before a very decent house could be got here for under 120k
