 Due to it's a popular retail area with some car type places in/near to it anyway, Plus easily accessed by the M1/etc.
 
 Boldon isnt really a popular place in my view.

 | Boldon has to be the better option. Central for most people (Sunderland, Newcastle , South Tyneside ect) and its straight up the A19 for people furthur south in the region

 | Either or for me... If you're good enough, people will travel for this kind of stuff.. It's not that far between the two and the modified car scene is massive in Shields/Sunderland area..

  but i dont go anywhere near sunderland newcastle, durham, peterlee all of them lol whats the point, only go to sunderland to get things done by you lol.

 | well its going to be in boldon
  
 its a really good location infact, 2 min walk from asda, franky and bennys and the cinema. right on the a19. other reasons I went for this one are:
 
 1. brand new unit meaning low upkeep and maintainance costs
 2. option of a mezzanine floor (upstairs for a shop)
 3. well priced with low business rates (type of council tax for business properties)
 4. cctv
 5. totally secure with big gates
 6. no traffic problems
 7. no local competition
 8. easy access for people from sunderland, gateshead, south and north shields, washington, durham etc...
 9. you can go watch a film while your car is done
 10. much better are for road tests on customers cars
 11. electric doors
 12. easier to find than a unit on team valley as that place is huge.
