Newbuilds in a field a few miles from where we currently live, dont the salesfolk like to fill your head with all sorts & leave you wanting to run outside & throw yourself infront of the nearest passing truck!!

Found a house I liked............Jade doesnt like the lounge being at the back.

Found a house Jade likes.............I dont like the lack of garage and think building one externally is just more hassle!!

Got a sore head now!!

In an attempt to please my Mrs, how much are we looking at for building an external garage? Just a single one but a bit bigger than what youd normally get - so I can actually fit a car in!?

£3k?? For a brick one, 4 walls, sloping roof etc? I was thinking more £7-8k

I think that was to purchase a garage out of a row of garages built by the developer!? This is a 3 bed house with room up the side for a garage, I dont think the developer would do it, if they did they would charge over the odds!!

8k they are throwing onto the appartment price. With the land being on lease hold too, i'm not sure if i need to pay ground rent as well for the extra space.

3 -4k as Chris says sounds reasonable to get someone in to build you a garage privately.

Edit - Colin, they changed their plans just for me It's just getting thrown up at the end of the appartment block. The price reflects this of course.

Sounds like there going to alot of trouble to grab a sale.

I wish they were as eager up here, the place was crawling with people in for a look at the showhomes. Its pretty much business as usual with minimum deals on the cards.

Jobs are going left right and centre here at the minute. Mine is far from safe! I'll find out for sure this week. Hence they cannot sell property. The other issue is the area, 95% of the houses in this area are council.

I got them down 25k and getting a garage built. The girl dealing with the sale couldn't believe the deal i managed to wangle. However, the deposit has been paid and reservation put through. Appartment should be built around September.

Things dont seem to be as bad up here as down south. Theres still job losses, mines safe for the next 24 months at least ive been assured. Apparently the housing market saw an increase this month!

Id be looking at a similar build time for one of these, end of July for the top one & Sept for the bottom. Selling my current place is my biggest worry.

We were looking at one very similiar to that one. But decided not to bother and go with an older build. One we have now is double the size of the new build for a lot less!

Good luck getting planning to build a garage on a new build estate. Ask the developer to see if they can do it for you for an extra cost and let them deal with planning shite.

The quality of new build is absolutely shocking TBH. Take a look into any hidden corners/cup'd and you'll see all corners cut. Same with any big developer I suppose.

Yeh, but your kitchen isn't structural.

The number of times I've come across huge great holes hacked through structural joists mid span (the worst place) is scary

Oh, when you said corners cut I was linking to hidden/cupboards being the fitted kitchen being rubbish.

I'll have you know my dad is an excellent bricklayer tbh Persimmon seemed ok. Wankers to work for mind.

Ive worked for all the major builders & tbh I know how bad they can be. There only as good as the materials they use & the tradesmen that fit them.

So long as the place doesnt fall down im not too fucked as long as its decent to live in for a few years. As Deano says, older style properties can be just as bad & Im in an old flat just now & it has its issues.
