DESSWOOD PLACE, ABERDEEN,
Price over £225,000 includes all floor coverings etc.

Traditional granite two-bedroomed self-contained ground floor flat
A spacious self-contained ground floor flat, within a two-flatted granite-built property in a desirable west end location and still possessed of many impressive traditional features, such as stained glass, high ceilings, plaster cornice-work, original pine panelled doors and original fireplaces.

Desswood Place lies within a well-established residential area to the west of the city centre. As such it affords easy access to a wide range of amenities in addition to good local shops and schools.

The accommodation, described in more detail below, comprises LOUNGE and BEDROOM both facing front, and DOUBLE BEDROOM, BATHROOM, SITTING-DINING ROOM and adjacent KITCHEN, all overlooking the bright, south-facing back garden. Outside at the rear there are a COAL CELLAR, two large OUTBUILDINGS, and two garden areas, one of which affords potential for a garage site with access to the back lane.
Vestibule App. 6¼’ x 4½’. Original pine-panelled external door, with fanlight above. Original floor tiling. A door which still has its original glazed upper panel (partly in stained glass) leads on into the Hall.

Hall App. 15¼’ x 4’, with original dado, cornice etc. Fitted carpet.

Lounge App. 19¼‘ x 14’ maximum dimensions (measured into the bay window and the alcoves). Facing front. Original pine door, high level skirting boards and picture rail in dark stained wood. Impressive fireplace with black cast iron centre, tiles either side and ornate wooden surround/ mantelpiece. Alcoves either side of fireplace. The cornicing and patterned ceiling are a feature of the room. TV point. Fitted carpet.

Bedroom 1 App. 13½’ x 13’, overlooking back garden, with small recess into window. Original fireplace, with cast iron insert, now painted over. Shelved cupboard in corner opposite door. Telephone point. Fitted carpet.

Bedroom 2 App. 12’ x 8¾’/8¼’ facing front. Corner fireplace, with cast iron insert, now painted over.

Bathroom App. 9’ x 5¾’. Cast iron "footed" bath, wash-hand basin and W.C. with high level cistern. The upper panel of the door is glazed with frosted glass, partly coloured. Vinyl flooring.

Sitting-Dining Room Maximum dimensions app. 17¼’ x 13½’ - an irregularly shaped room, as one corner extends into a former box bed recess. Window looking onto back garden. Modern tiled fireplace. Shelved pantry to left of fireplace. Deeper storage cupboard on adjacent wall. TV point. Telephone point. Fitted carpet.

Kitchen App. 10’ x 6¼’, in a rear extension. Single drainer stainless steel sink with window above looking onto the back garden. Point for gas cooker. Shelved storage cupboard. Door giving access to back garden.

The door from the Kitchen gives on to a garden area slightly higher than the rest of the back garden and including beyond the paved area an area laid out in plants around an unusual sunken feature. On one side is a door giving access to a coal cellar. From the upper back garden area a few steps lead down below an arch to the main garden area, the nearer part of which is allocated to the upper flat and the remainder of which (excluding the mutual paths) pertains to the lower flat and includes two outbuildings and an area which has potential as a garage site.

At the front of the house the small garden areas either side of the entrance path, enclosed by hedges, pertain to the flat. The upper flat has its own separate pathway and entrance alongside.

In so far as there are fitted floor coverings and the like these will be left. Some of the other furniture, if of interest to the ultimate purchaser, may also be available for purchase.

The property is believed to be generally sound, though purchasers may wish to undertake a degree of modernisation.

It looks nice, but for the work that needs doing and the price you'll end up getting it for is shocking!!
