just give her some spiel about how when you propose to her you'll mean it and won't be doing it just because you have been together for x amount of years.

Say you dont want to get married till your xx age and you dont want a long engagement so thats why you aren't going to ask her now.

Also say something about only wanting to get engaged when you are living together.
