Right, on the edge of the window and the top outer edge small gaps are opening up. It's only small but is this enough to produce mould and condensation? Does it literally have to be only a few edges that are cracking for this to happen? Tiny bit of draft as well coming in from the area. The window is only around 5 years old.

What do you think? Call someone in?
