Option Agreement.
Basically an agreement subject to planning.

However, not that common for a house as the values are not that high, compared to commercial development.

Better off just seeking pre-app advice.

I would be getting a solicitor on job and having a formal agreement made up . Ie if it gets planning passed you will pay x amount . Otherwise he might let you pay out get it passed then decide not to sell it you

It would be worth knocking up some rough drawings and take them into the planning office to see what their thoughts are.

If you were granted planning permission on the site then the value of the land will go up significantly.

Up in scotland, and it may be the same in england, but you fill out separate land ownership certificates when making a planning application.

Yes you can, but would involve serving notice on the legal owner. Happens all the time.

However, you can always get informal advice from the local planning team which would be quicker and easier. You'd only bother to put an application in if you were fairly confident it would be approved.

yes i think you can as there is a volvo garage outside my work and a big chain pub have put in for planning permission and no one at volvo new anything about it as it wasnt up for sale,

Basically wanting to find out whether or not a single detached house with a garage or two semis with driveways could be erected.

Currently it's on a road with semis / terraces / detached houses on, also a pub and a carpet shop is opposite. The road is quite mixed as a whole.

How does applying for planning work if you don't own the land? Basically want to see if planning would be granted before buying it, however it is for sale plain as day and could go before I get it approved. :o

It's been for sale for around 4 months, mentioned it to my old man and we went to look at it tonight.
