Mark, yes I have and as such wouldn't use solicitor again. that’s how opinions are formed, experiences.

not true at all, we used a well known "high standard" solicitor in the centre of Leeds, who turned out to be terrible. The solicitor appointed to me saw me as a "little" job, and he couldn't be arsed with it. So bad in fact we had our all our fee's refunded after making a formal complaint to the directors.

For me, i'd use a "conveyancing factory" next time, as they do it day in, day out.


You have obviously had a bad experience. Thats all.

all quotes for our house came in between £800 - £1000 depening on how many searches were required.

It also goes on the value of the property! :wave:

Brabus - The first option generally will take less time...as they are a factory for conveyancing transactions...

The second will take longer generally due to solicitors having other stuff on.

It depends if your in a rush to get in to your new property, in our case we are FTB's and the longer it takes the more money we will have, therefore i would go with option 1., obviously this is not for everyone.

paid 1200 for mine, but my god she was shit hot at her job, and i had extras to do as i bought the house private (not through an estate agent)

Thats not bad actually, the actual solicitor's fee is usually around £350-£500 plus dispersements. Just make sure they don't charge any additional hourly fees or fees per letter for normal conveyancing work :thumbs:

Land Registry Fee- £150
Land Registry Search- £6
Enviro searches- £260
VAT- £52.50

Total- £822.50

Don't forget your lenders fees to, usually a valuation, CHAPS (transfer) and product fee!

Alright, in the middle of trying to buy a house, phoning the solicitor tomorrow

what kinda fees am i going to pay? is it a standard fee??
