I've done some mad stuff to houses recently, my first one was a few year ago at my old pad, I basically bought a small detatched house with the intension of building on before I moved in, I bought it for £123,500 and threw £38,000 at it for the add on....
I'll show you the pictures later, as I'm not at home at the moment and can't access the pictures, so I'll make sure someone sends them to me someway or another and you can have a rough idea at what you can get for your money, if you half know about building as it is.

Would agree with Moe really - seems pretty optimistic.

Plasterer hired for £10 per hour for example? Doubt it tbh.

Without knowing what size you have in mind it is impossible to assess if your rough costs are even in the right ball park. One major observation based upon those figures though is that you haven’t allowed anywhere near enough for materials and I would say your Plastering rate is a touch on the light side.

ours cost 15k and is two story and about 10ft x 15ft, 3 new walls front door relocated and 3 new windows, however this was about ten years ago, probably alot more expensive now I'd imagine

Well was thinking of buying the materials myself and employing labour direct... Only of the quotes were too high! Would like the hasstle free option!

I could do the bill of quants myself and my mate can draw up some plans for planning.

10k won't get you too far, unless you're doing the building yourself TBH.

Have any of you had one buit? if so, does 10k go a long way?

Im talking single storey, minimal fit-out and wall to only three sides.

The hard bit will be getting the 10k in current times..
