I've done some mad stuff to houses recently, my first one was a few year ago at my old pad, I basically bought a small detatched house with the intension of building on before I moved in, I bought it for £123,500 and threw £38,000 at it for the add on.... | |

Without knowing what size you have in mind it is impossible to assess if your rough costs are even in the right ball park. One major observation based upon those figures though is that you haven’t allowed anywhere near enough for materials and I would say your Plastering rate is a touch on the light side. | |

ours cost 15k and is two story and about 10ft x 15ft, 3 new walls front door relocated and 3 new windows, however this was about ten years ago, probably alot more expensive now I'd imagine | |
