Getting gazumped is shite, but why say offers over 130k when you want no less than 170k?? Must waste a lot of peoples time:boggle: I know if I can comfortably borrow 180k that I can look at the houses that are in that bracket, how do you know what you can look at in Scotland when the asking price is totally different to the price on the advert?

quick update:

the guy got back saying hed accept 169k, and i could move in at my chosen date, (not 15th august as hed originally stated).
so i offered that pending survey.

2 days later the survey comes back between 155k and 160k, but surveyor has put value down at 160k. so not willing to pay 9k over survey, i go back and explain to sellers solicitor and get an offer of 162k in.

today, rejected :lol: , seller is adamant his house is worth 169k and that he will get that price.
The way things are going up here right now, i can see him struggling to sell at that price. i will look elsewhere though.

MArket in Scotland is still on the up, the market everywhere else would be too if people didn't listen to the media.

If it's in a half decent area they'll be wanting 30% above, I know it sounds stupid and agree you should ask for what you want but the percentages for a certain area are normally well known and you offer to suit.

Properties still seem to be going for well over the asking price up here, even though there's not as many people putting in offers.

i had looked at it a couple of weeks ago, and it came to a closing date today.
it was advertised at offers over 135,000. there were 2 notes of interest.

i put in an offer of 167,250, (i had previously had 165,000 turned down).
turns out i was the only one to offer, and it still got rejected. i phoned his solicitor, who said he was looking for 170,000.

cant beleive an offer 32,250 over asking got turned down, seeing as im the only one to offer! :|

ah well, i have a feeling he will be getting back to me soon. greedy :lol:
