If you have trouble getting a mortgage because of adverse credit history or whatever, U2U me as I work for a company that does mortgages for people who can't ordinarily get them through High Street banks etc. :)

I got a mortgage agreed in principle for 175k, means nothing until its been credit checked and the survey done on the house your buying.

certificate allows for checks to be made with a principle offer. of course survey needs to be done but the certifiacte proves to buyers you are in position to make an offer thorugh the banks carrying out checks before hand
