You may have read in another post that I got really lucky when buying my current house. If you haven't this is basically what happened.

i'd noticed it was empty whilst walking my dog and one day i took a look round the back of it, a lovely private garden but, the weeds were 6ft high!! but it was brand new inside, even brand new carpets and superb kitchen and bathroom fittings. A few days later it went on the market and I got a viewing, agent asked if i was interested, which I was, but i said i would need a buyer for my house first, got a phone call later that day from the vendor offering full asking price for my home if I promised to buy theirs Reason being, they thought the state of the garden would slow a sale down and that they were looking for a smaller property to add to their portfolio.So I got 100k for my 2 bed semi and paid 125k for a brand new 3 bed detatched:thumbs:

Unfortunately I don't have any pictures of how bad it was when we moved in, the weeds were up to the top of the 6ft Fence!! and the garden was on all diiferent levels. the first job was to get rid of the weeds and get a digger in to sort out the levels. Once this was done me and my dad put up the fence between us and our neighbours, I had some top quality 5ft panels made by a local wood yard, which were mated with 1ft gravel boards and 9ft(!!!) concrete posts so they aint gonna move. I then made some gates for the top of the drive beside the house and ordered 10 ton of hardcore which would form the first layer of the base for the patio area. Then we dug the footings for the retaining wall as you can see in the photos.







I then ordered shit loads of materials in preparation for my brother in law building the wall and laying the patio. Here's a few piccy's of us building the wall and the finished wall and patio.











The worst of the work is done now, gonna be a circular patio in the top corner in the style of slabs, aswell as a rockery and a water feature then turfed, what do you think so far? Sorry bout the essay.
