in scotland most houses are priced at 15-20% under what you are actually looking for. Would never get a house for less than what it was advertised at TBH

mine is up at £135k
first offer was under £120k :| i laughed! we're not in a great rush to sell but have accepted £132k

by law they must notify you of all offers.
Maybe the agent overvalued it in order to get your instruction and the figure offered is closer to its worth?
maybe the viewer can afford 135, but doesnt think it is worth that?

(do not take offence at the comments, just an idea based on my experience)

Agree with Whitter. There is no way i would pay the asking price, even if it stated offers over. Dont ask - dont get.

the house I bought was on the market for offers over 155k but did not pay that

People have the right to make an offer even if you want over a considered figure

End of the day your house is worth what people think and are willing to pay not what you think

thing is we got excited that they were going in to make an offer as we said "offers over 135" so i would have thought there offer would be 135 or over?

as 135k is min what we would take....

Should work like scotland where it's always OFFERS OVER....You have to offer 10-15% above asking price to get a look in up here.

that should be at agents discression. offering 13k below when he has clearly said NO OFFERS below .... is a bit rediculous.

I offered 20k+ less than asking price on my house and eventually got it for 15k under.

I was prepared to go a bit higher but IMO the house wasn't worth the full asking price and if you don't ask - you don't get!

Finally a house is only worth what someone is willing to pay - if someone offers X amount thats what they personally view your house at.

It's also my opinion that you should be notified of every offer regardless - what happens if you set a minimum limit and someone offers £500 below - would you not want to know? :boggle:

they do my head in pal. My house has gone back on the market coz the buyer pulled out at the last minute. since then i've had loads of offers but none are anywhere near the asking price. Its up for £122,500, one offer last week was £113,000 - nearly £10,000 less than asking price. I've told the estate agents not to even bother contacting me unless its in the region of £119,000 but they still do.
