I think it's 1.5% selling fee, then there's money for a survey of the new house, solicitors fees(?) can't remember what the bloke said now, but it was definitely 1.5%, that's the norm round my way :( | |

Stamp duty accounts for half of it, If your just talking legal fees then depends if you can get a buyer for your house without advertising it with an estate agent. | |
