Sometimes marketing your property with the selling agent offers a bit of a sweetener also. Ie a double deal for the agent.

If you are set on the house and haven't made a decision re marketing it's worth a shot.

In my opinion its the sellers option to choose.

I would push the estate agent to make the offer if I was keen.

your offer even if higher could be used as a negotiation tool to other buyers at the least.

are you selling your current property to buy it?

if you consider renting it you can get a let to buy mortgage

Do you have any money to put down on it? You could say put 5k holding fee with a term of say 3 months . If you don't sell in three month the house goes back up and you lose your 5k . But tbh your not in a position to buy . See how yours goes and go from there .

If estate agent is professional they will pass on the offer to the seller but normally request your estate agents details so they can contact them to prove you are in a position to buy I.emhad an offer on your house

If your not procedable the sellers estate agents won't take your offer seriously at all, probably telling you to come back once yours is sold.

I bought my new one before I getting the old one on the market, however I had to give them the reassurance that I could have both mortgages by getting the mortgage in theory before I could buy it. Plus I had months to sell and I was prepared to take the low ball offer......which i did.

Its common. Obviously better if you already have an offer in place but not always doable. They might accept on the basis that it doesn't come off the market until yours is sold

Saw a house that we really want. Ours is just going on the market as we speak and hopefully considering the condition and work we've dome should sell quickly.... Famous last words!

The house we've viewed needs work but it's a final move for us and that doesn't worry us at all.
Can I put an offer with a set deadline to safeguard the house for me? Or is this a no go these days.

Not sure id be crazy about it if someone done it to me.
