We have £3000 set aside including stamp duty for property up to £150k. Then another lump on top for HomeBuyer survey. | |

I asked this exact question last month and consensus was having someone you can physically go and shout at was preferable. | |

My brother did, said it was annoying having to keep chasing them up via email, but it's no different to having to chase up normal high street solicitors via phone calls. | |

Think I paid about £1200 (leasehold), but I'm pretty sure I paid over the odds. I was going to say budget £1k before I opened the thread and it seems like that's a popular view. | |

A grand is a safe bet. Slightly more if its leasehold (ie. A flat) | |

I'd set aside a £1,000. It won't cost that much but the conveyancing fee normally includes the land registry, searches and survey fees. Some of the searches are ridiculous too. I had an argon gas and coal mining survey when I first bought the house - when I had to buy the house off myself, I had to have the same surveys done again. If they didn't find coal mining 3 years previously, they certainly wouldn't 3 years later! | |

I went with Nationwide, as they gave me a better out of the people I wanted to deal with and they have paid all of my solictor costs :wave: | |
