This property is an adler which has an identical layout and floor space to ours. The difference being a brick finish to the outside and access to the garden is via the living room in the adler. Everything else is the same

The house price is the same price as all the other Ash houses that haven't been furnished.

Also on top of that we are getting stamp duty paid 3.5k, 500 towards solicitor fees, and turf.

"Standard" with the house is integrated appliances in kitchen and utility, upgraded kitchen units (basically gloss finish), downlights in the kitchen, outside tap, outside electric socket, electric in the garage and a light, alarm, outside wall lighting and extra TV sockets in kitchen and bedrooms.

All these were extras with the Persimmon house

You still have to pay the Stamp Duty, they just deduct the value at completion.

How does that work, we will have applied for a mortgage of 275k, not 272 plus stamp duty

Just rang them and checked, the payment comes directly from them, we aren't involved in paying it.

Ours was also sold as 'Stamp Duty Paid' - however we had to pay it ourselves through the solicitor at exchange when we paid the deposit, then the Stamp Duty balue was deducted at conpletion with our final statement.

We were told by both our Mortgage advisor & Solicitor that the Stamp Duty had to be paid through us as it is effectively a 'tax'.

Thought the solicitors paid the stamp duty anyway, so cant see how it matters how the solicitors get the money
