Made a similar mistake with a curtain rail a few months ago, was in a world of my own, drilled the holes then realised I'd put the middle one 3/4 over to the left

Personally would put a long coat hooks as you look at the front door on the left wall.

agree hooks would be better - or not at all

Personally hate coats being hung in the hall - especially when they are wet etc

Looking for chipboard to board out some of the loft for added storage of items, such as the 3 weeks a year Christmas decorations etc. What thickness would be a good idea to get?

the home builder themselves cover the warranty on this house. There wasn't anything to say I couldn't make changes to such things that I am aware of. Will ring them in the morning and ask.

What reason did it invalidate your warranty?

I bought those loft packs. More expensive than buying bits of chipboard, but you don't need to cut them and they go through the hatch so it's worth it.

Not 100% sure but at a guess it maybe that if you are boarding, you will be storing items up there which could put pressure on walls etc? I know this is something surveyors look at.

Unless you're storing concrete blocks and marble worktops up there, theres no way it'd affect the walls or anything else for that matter.

True, but insurers etc. can't guarantee that some idiot wouldn't do that, so they have to look at the risk.

It seems stupid I know. We still have stuff up in our attic, balanced on the beams. I've just not boarded to try and cover myself if anything happened.

When my parents house was surveyed, it was flagged up that there was evidence of stress having been put on the walls from storage of items up in the attic.

That's a nice light fitting. I'd recommend led bulbs if you want to massively reduce your electric consumption. Have 5x 4 watt cool white led's in my living room, so 20 watt's total and this is the result:
