Lounge complete ...

Ply board down and fireplace floor dug out and re concreted so it was level with the ply board:








White wash and ceilings done:











I have zero patience, so cutting in was a big NO, hence the tape!




Colour:













New lounge skirting board on, cutting angles e.t.c, that was then quickly glossed ready for the carpet in that area of the room (Lounge):












Laid the laminate in the dining room bit of the lounge-diner






Complete with skirting board fitted!








Glossed:














Underlay, carpet and TV bracket on:
















TV on and furniture in:

















I now have a coffee table in between the sofas now.

Bit above the shower room replaced with PVC and sides insulated, need to plaster board the sides and have it all plastered at some point. The old roof was single glazing, leaked (luckily into the bath! ) and was rotten so you could see daylight through the gaps!:








Have a hole for my 12v fan:


Got my games room back



and that is it. Doors need glossing, new handles & skirting board in the hallways. My daughters due date is tomorrow, I have booked a month off work so hoping to get those jobs done then if all goes to plan!

Garden will be done next year.

Will get it valued in the new year, think I've spent about £20-25k. Hoping its worth nearer £200k now.

Had it valued last week @ £195k, which gives me £50k ish profit!

Started looking at houses in the same area but for £200k they are so much smaller than this place, so will wait until my Mrs finishes uni before that happens.

Hopefully get a buy to let end of this year/next.

Also need to look into my mortgage as my rate is about 4.6% and I still have 3 and a bit years to go!

Could get it down a fair bit as my LTV is good now! Not sure how it would work now though as im now part time to look after the little one as my Mrs is back at uni?!

I've glossed skirting boards this week. Oil or water based gloss? I used water this time and it was so much easier to apply. The oil based gloss I used less than 2 years ago went yellow!

Like the tall skirting boards, look quite nice.

Good project, I'm useless with DIY, id be £50k out of pocket!

I need to fit the skirting board in the hallways + gloss them and all the doors! Will 100% be using water based this time round! Im faily sure the crown ultimate white is going yellow all ready!

Victorian skirting board!

Deffo got the bug for it now, would of sold up and started the next one if it wasn't for my daughter!

Yeah I've not found a decent tape that doesn't take paint off either. I'm going to do painting the other way round next time. Gloss first then mask that and paint walls

I'll never use gloss again. Dulux fucked me right over when it all went yellow.

Currently going back over with ronseal primer and crown satinwhite. Much better.

This is what i've done. So much easier and you can get a nice line with a steady hand. Just have a babywipe handy if any paint drips on skirting.
