There is some truth in what he says. Buying a property to live in is a lot different to buying one to renovate, particularly when you consider the value of the place half way through the job - ie. less than when you started if you rip stuff out.

Plus looking at the other thread this mortgage is in the 90s LTV which means it won't take much demolition to be in negative equity in terms of a repossession risk.

went to HSBC today and they say as long as it has running water I am OK (but their mortgages are crap)

went to Darlington BS and arranged for a meeting on Wednesday next week

Only thing I still need to to sort a price out with the seller

Go and see an independent mortgage advisor, they'll be able to find you the best deal and it might not even cost you any thing.

I had that experience years ago with flats I bought which are rented out now. When buying a house to live in recently my solicitor reffered me to someone he works with that was able to help me out quite a bit. As this is my third mortgage and I currently pay myself a very low salary I was needing someone to help me get it organised.

UPDATE 07/10/2007:

This is how I am going to do it:


I need to put a floor in it and kitchen/running water and a few windows before it is classed as habitable. I have spoken to 7/8 mortgage advice companies and they have all came back and said the same.

so, I told the owner this, and asked for a letter stating that I will be buying the house for XXXXX amount, and that in order for the sale to go ahead I will need to spend about a grand on the house (and a lot of time) cleaning it out and doing some work. If for some reason I do not buy the house we will charge him for the work we have done and for our time.

So yesterday I went back in and started emptying the house. It's mad. Found some milk and eggs from mant years ago in the fridge, all his clothes in the wardrobe still, and an estimated 2000 classic car magazines/handbooks/airplane handbooks going back 50 years!

I also found a lotto ticket from exavtly 10 years ago so I put the same numbers on last night and won a tenner LOL.

PS - once it is habitable, I will get the mortgage sorted out. I want it to be valued for as much as possible so my 5 mortgage will be less

found a dozen watches, magazines from the 50s, petrol rashons books from the war, ww1 postcards and alllllllsorts of other amazing stuff

the attick is also full

I reckon I have 10 trailers full of rubbish, took 2 to the skip so far
