My mum and I might be moving to another house in the village, depending on the valuation of our house, and whether our offer is accepted.

Mum is wondering how much money she'll 'lose' in the process (stamp duty, van hire etc)

Our house is worth 200-215k, No mortgage, so we'd be buying the new house (smaller, 190k) outright...

Anyone got any ideas?

For me

Van hire, luton van 24 hrs = 45
No stamp duty.
Done all moving etc with me and family / friends..

For buying a house and selling I paid the lawyer 800 which was really cheap, can expect to pay more than that I think..

You have survey fees etc too for new house.

Also take into account estate agent fees when selling...

Probably about 4/5k or so for the move!!

Stamp duty 1% of the price 1900, fees will be about 2k then from 50 for a van for a day.

4-5K, never has it cost me anything near that Colin I have moved 3 times now....

I would say 4-5k is about right for a house that price.

Are you including the stamp duty etc in that price, if so then aye about right...

Stamp duty accounts for half of it, If your just talking legal fees then depends if you can get a buyer for your house without advertising it with an estate agent.

Had the estate agent round today, for a valuation and a few questions.

He reckons 8k should cover EVERYTHING, van hire, stamp duty, fees, leaving some change.

Our house is going on the market for 215k, so as soon as we get any interest, we'll be putting an offer in for the other house, probably at 180k, not 190.

I'll keep you all posted with progress, if anyone cares

Why not stick a sign in the garden for a few weeks??? Could save you some dosh....& you know what your after for the house!!

8k for a move is alot!!

I would hope 8k covers everything.

Stamp Duty is at 1% up to 250k, so 1900.

Agent fee for your sale if you assume 1% again - although they might want more? 2150 at the highest valuation. I personally think that is loads and would try and get that down.

I would be curious to see where the remaining 4050 is going.

I think it's 1.5% selling fee, then there's money for a survey of the new house, solicitors fees(?) can't remember what the bloke said now, but it was definitely 1.5%, that's the norm round my way

The norm according to who? All the estate agents?

Tell them 1% and if they're not happy with that, offer him 2k.

If thats still no good, ask him whether he wants the 1750 now or later.

He said 8k max, it definitely would be less, maybe I didn't word it well
