Ask the council is your best bet, you might have permitted development rights removed for some reason. | |

Or you can apply for a certificate of lawfulness which is basically a document from the council which confirms you dont need planning permission. Usually works with small extensions, conservatories etc. | |

Planning will be required. Theyll want to see what its going to look like more than what kind of foundations you build. | |

As above , wanting to build a new garage , not pre fabricated out of block and stone. What size can I build without planning or is planning always needed if foundations are going in? Cheers in as advance |
